Architectural Process

We offer a free no obligation site visit to discuss and identify your objectives and requirements to ensure the project brief is clear. We will discuss with you any potential problems and explain the relevant permissions and processes so you are clear on what is involved. We will then provide you with a detailed quotation outlining our services and fees.

Should our quotation be accepted we will then begin the process which will consist of some or all of the following:-

Survey

We will normally prepare as existing drawings based upon a measured survey of the property. Surveys are conducted using a hand-held Laser linked via Bluetooth to a computer which produces the existing CAD drawing during the survey process this method allows us to establish and accurately check all building dimensions whilst on site.

Outline proposals

Using the survey drawings we will design a number of sketch schemes to investigate the feasibility of the proposals. These are then presented to you for consideration and comment.

Planning Stage

Once you have decided on your preferred option a scheme design will then be drawn up for final approval. Once the final design has been approved, we will submit the proposals for Planning Permission. The required consultation period for Planning Applications is approximately eight weeks. If for any reason the proposal is refused there is the option to amend the proposal or appeal, we will provide a cost for you should this be necessary.

Building Regulations

Assuming Planning permission is granted the next stage is the Building regulations process. We will prepare the plans in accordance with the regulations and send the plans to our structural engineer to calculate any structural works. Our Structural Engineer is a Chartered Engineer with over 40 years’ experience and holds Professional Indemnity insurance. Once we have received the structural details an application to Building Control is submitted. This process will normally take 4 to 6 weeks. In some cases there may be other requirements and legislation that apply to your project we will advise you whether or not these are required and deal with them on your behalf, a list of some of the possible requirements are outlined below and explained in more detail under the Regulations section of this website:-

Once the relevant approvals have been obtained we will provide you with two set of plans and approvals for you to issue to your Builder for the construction stage.

Construction

At the construction stage your Builder must Notify Building control at the relevant stages to ensure the proposal is constructed fully in accordance with the approved plans, on satisfactory completion of the works Building Control will issue you with a completion certificate. This will be required for insurance purposes and if you sell your property in the future.
